Closed Link Local Housing Allowance rates to actual private rent prices.

People on lower incomes that have to rent suitable housing privately are finding substantial shortfalls between rents and LHA, even with the cheapest of houses. Council tenants in the same circumstances have all their rent paid. This is not fair.

e.g.: A family of 4 in 3 bed ex Council terraced house, Chalvedon Estate, Pitsea, Basildon. An area classified as being an area of multiple deprivations by the ONS. Average rent £1000 pcm. LHA: £815 pcm. This means a shortfall of £285 pcm. A family of 4 in exactly the same house owned by the Council... no shortfall!
