Regulate private rental market by:
Inspection of newly converted or bought properties on the market by private landlords
All properties to have a minimum standard-to include fitted cooker and oven, fridge/freezer, sink, fixed heating and access to washing machine.
Gas and electricity checks to be made yearly.
License all house in multiple occupations to avoid overcrowdness.
Regulate letting agents.
Regulate what documents agents are entitled to ask (ban inspection of bank statements and wage slips).
Fair access to private rented accommodation for disabled/sick, pensioners and low paid but working/self employed households.
Tenants giving notice but later refusing to leave should be evicted straight away.
Regulate letting agents advertisements. Adverts to include fees (if any) and rent should be a biding offer. Ban rent increases by the time of viewing or at the time of signing a tenancy agreement.
