The nefarious practice of sellers accepting any third party offers for any land or property, residential or commercial, after a prior agreed offer has been accepted, and legal fees such as estate agent, solicitor, conveyance and surveyor have already been initiated /applied. There should be a legally binding contract ratified much earlier in the property selling/buying procedure
