Buying and selling a house in this country is a nightmare and one of the most stressful episodes of one's life. We need to move to a more equitable system such as in Canada where BOTH vendor and purchaser have to deposit 20%, which is not repayable if either party reneges. In England & Wales the process seems to serve only estate agents and lawyers , the customer is certainly not served.
