This site has previously been rejected for development

The area consists of a flood plain which struggles with frequent seasonal flooding and the development will increase surface water.
The town has poor infrastructure and a lack of amenities including employment prospects with very little opportunity and space to rectify this.
The increased commuter traffic will impact on Junction 23 and 24 of M1 and the main A6.
This is one of several proposals in a small area and the accumulated impact is not being addressed.
