Legislate to override leasehold clauses that prevent leaseholders from using London's statutory 90-night short-term letting allowance, helping to protect first-time buyers and other leaseholders facing financial hardship.

Londoners can let homes for 90 nights a year to offset high mortgages, service charges, and utility bills. However, restrictive lease covenants banning lets under six months exclude leaseholders from this planning flexibility. Long-term letting is no longer a practical alternative for temporary relief due to costly borough licensing fees and the Renters' Rights Act 2025, which replaced fixed-term tenancies with periodic arrangements. The Government should make lease clauses blocking short-term lets within the 90-night limit legally unenforceable, aligning leasehold law with planning policy.
